Answer By Lawyer : Kindly check the title documents of the owner of the office. ie the sale deed, check whether any loans have been taken . But the ownership documents will suffice as you would be leasing the property. secondly check if the electricity bills have been paid till the date you shall lease the office. Otherwise nothing much.

2. If you make Leave & License Agreement , You can take the advantage Bombay Rent Control Act but your tenant not take any benefit of Bombay Rent Control Act .

2-Lease should be exhaustive i.e. rent,electricity,water,payment of property tax,repairs,whitewash,annual enhancement of rent and renewal of lease after expiry of current lease if required.
3-Notice period for vacating the premises from either side.
